By Hugo Raymond Buying Overseas Property-an insight into the common misconceptions Janet and John want to buy a property overseas. They are looking at buying a home abroad either a villa in Spain or a house in Turkey. I caught up with them last week and asked how their quest was going. I was amazed at how many misconceptions they had encountered on their journey into the unknown world of buying property abroad. Janet and John first started looking for their dream home on the Internet and used Google to search for property overseas they faced a minefield of choice and had pages and pages of resource to study. After a few weeks of researching they had their first decision to make. Whether to fly out to Spain or Turkey on an agent paid inspection visit or, to self- fund a week away, and find out for themselves armed with the names of agents they had found on the net. At this time they had still not decided whether they wanted Turkey or Spain and were becoming further confused by other options they had found in Bulgaria, Romania and other Eastern European destinations. Every web-site they visited promised personal attention and lots of help for the new buyer, including legal advice and cutting through red tape. Each estate agent promised Janet and John to find just the property to suit them. Well they would, wouldnt they?In fact Janet almost became tearful confronted with so many agents and so many avenues to approach! What had started as an apparently easy quest for a dream home was becoming a nightmare! Finally John made a decision and booked a flight to Valencia with easi-jet. Two weeks in Spain to investigate the Spanish connection seemed a good idea to start and have a few days holiday in between the searching. Janet was happy with this idea and at least something was decided.In the mean time having made contact with a few agents offering paid 3 day trips the emails started to come and the phone started ringing with fairly insistent offers. They resisted each one and were quite pleased with the decision they had made. As their trip approached further searches were made on the internet to view potential properties in Spain. They discussed a budget they could afford and the type of accommodation they both wanted. This was where the mis-conceptions started. Nobody advised them how to go about choosing a property that suited them. They really needed help before they traveled to establish exactly what they wanted and why they wanted it. This is what they should have asked themselves and didnt.Did we need to be close to an Airport? Is this Airport serviced by Budget airlines? Is this just a holiday home or a potential home for retiring abroad. Do we need local amenities to be close-by?Does the villa in Spain need to big enough for visitors? What budget do we have in mind to spend and do we want to add to that by way of local mortgage on the property? Alternatively do we wish to release equity in our UK home? A good list of thought provoking questions which must be addressed by any potential overseas property buyer before they go on their first inspection trip. When, Why, and How You Should Carry Out a Media Audit

By Clark Turner Why should I media audit? The main reason is to make the most of your marketing budget! The upsides could be huge. Even if your media budget is only 1 million and your agency is only 5% off the average on a cost/quality measure, you are missing out on a value of 50,000. On a budget of 10 million, that equates to half a million pounds of lost value! An audit will identify areas for your agency to develop, and so provide you with better value for money. Remember its not just about the price you pay, but the quality of the media you are getting too. You should audit your media agency if you think they may not be delivering to the targets you have set them in a competitive nature. With such a large percentage of top advertisers employing auditors, you could argue that you have to employ one, because otherwise unscrupulous agencies may avoid giving you the least good pieces of media, saving the best for clients that are! They know that it will be recognised and rewarded there, whilst you wont know about their tricks! Why is media auditing necessary? Prices and values for media are in a constant fluctuation: the variation in value that advertisers get from media owners can be enormous. For example, we have personal experience of similar pages in a magazine being sold to different advertisers in the same issue for a difference of 300% or 400%! Surprisingly, variation exists not only between agencies, but within agencies too. Regularly deals are done by agencies to access some high quality media spots, such as a TV first break in big brother. But these may carry a cost to the agency they may have to agree to take some other, poor quality inventory to balance out the favour they have had. It is the agency who then decides how the inventory is allocated amongst its clients. Are you one of the chumps that gets more than your fair share of late night TV, keeps getting second half left-hand pages in big magazines, or never quite seem to get that back page newspaper ad you sought after? Ironically, even very big spending advertisers are not immune to this variation. Research has shown that whilst size of media of spend can be a big factor in getting a good price/quality score; there are lots of smaller advertisers who buck the trend and beat them. How to carry out the audit Its crucial to not alienate your agency during an audit procedure as most agencies are used to the process and will sometimes be welcoming to it. However, this is a bit like having someone mark your homework, when the homework was previously done by self-assessment. The steps are: 1. Notify your media agency of your plans to carry out an audit. 2. Decide on a choice of auditing agency. At this stage you may even want to involve your agency in the choice. 3. Have an initial meeting with the auditor (without your agency) to understand their process. 4. Chair a meeting between the auditor and your media agency to kick off the process and comprehend what the auditor needs. Also, set a deadline for completion. 5. Make sure the auditor does a pre-meeting with the agency so that they have a chance to articulate their feedback about the findings of the audit. 6. Hold a debrief with the agency present, but by all means speak to the auditor independently. 7. If the audit is negative, set some performance targets within a set time-frame for the agency to improve. After six months, do another audit to see if they have met the targets. 8. If the audit is extremely negative (if say, the agency is more than 10% away from the average) consider whether this is the right agency for you. 9. If the audit is good, take your agency out to a damn good lunch and buy them lots of drinks! The costs and benefits of auditing Costs depend on how much you spend on media, the complexity of your spend and the length of time. For example, a typical 1 million + spend would cost between 10k and 20k. If you spend 1 million a year, you only need to get 1.5% better value to save the money. By Marty Gallagher There is no way around it. An effective nutritional game plan blends science with taste. Diet food stinks because the foods are bland, repetitive and unimaginative. Either that or they are trans-fatty acid, frozen TV dinner, nightmare meals sold as a healthy alternatives. Frozen diet foods contain more chemicals preservatives than the medical lab at your local hospital. Some people use willpower to overcome taste habits. Most people dont have (or desire) this iron-willed determination and drive for perfection. The iron ruler types tend to dismiss those who cant hang with 24-7-365 helpings of George Foreman-grilled chicken breast, rice and broccoli. (Ad infinitum ad nauseum) Iron Ruler types say You just dont want it bad enough! The sane way to develop an effective performance eating regimen is to get your nutritional science and facts together, then seek out food preparation tips from the worlds great chefs. We want to learn how to inject flavor and variety and imaginative flair into our everyday food preparation. Performance eating is a Purposeful Primitive phrase and could be called, beyond dieting. Dieting is all about calories: performance eating is about nutrients. Calories are certainly a part of the PE equation, but nutrient manipulation is synchronized with cycled weight training and cycled cardio. As any celebrity chef worth their kosher salt will tell you, what makes a dish taste great are fresh ingredients. Prepare them minimally. When an ingredient is freshly harvested (animal, fish, fowl, fruit or vegetable) the unique flavor of that ingredient is at its freshest and most vibrant. A top chef knows not to smother, muffle or dilute that unique vibrancy of flavor: just prepare it in such a well that the natural tastes are presented with minimum interference. Stand back and let that incredible flavor shine through! You know how to make a perfect steak? Buy the best meat. Find a butcher shop and get the good stuff. Some experts will coat the meat with a light coating of olive oil; most dont coat the meat with anything. Let the beef sit out on the kitchen counter for three hours before grilling to allow the intracellular fat to soften. Salt and pepper both sides. Throw the steak on a blazing hot grill and let it sit and sear shut on one side. After a minute or two, flip the steak and sear the other side not quite as longthis seals in all the good stuff. Place the seared steak on a cool part of the grill away from flames a let it roast until the meat reaches an internal temperature of 140-degrees for medium rare. How hard is that? Want to roast a perfect chicken? Slather it in olive oil or safflower oil, season it, and stick it in the oven for 45-minutes at 350. Fish fillets? Easy. Vegetables? Easy. The key is obtaining fresh ingredients and having the tools and an arsenal minimalist recipes ready to roll out and useeasy to prepare and all ready to eat inside 15-minutes. Purchase quality cuts of lean beef, seek the freshest fish and shellfish, fowl can be prepared dozens of ways, each tastier than its predecessor and all falling within the acceptable performance eating limitations. Fresh vegetables can be prepared in a myriad of delicious ways. Sautee thin cut vegetables in olive oil or safflower oil, bake sweet potatoes and yams, basmati rice is exotic and acceptable and deliciouson and on it goes. You can eat so many varieties of acceptable diet food that it boggles the mind. There is plenty of room for variety and imagination when it comes to imaginative preparation of what we can and should eat. One night grill filet beef medallions…then the next salmon, pan fried with baby onions and red peppers from the garden…scallops in extra virgin olive oil…beer can roast chicken…hickory smoked turkey…ditto vegetablesroasted, grilled, baked, sauted, steamed or flash fried…I would rather have a chef as my dietary guru than a clinical scientist, a dietician, RN or medical doctor scientist all too often reduce diet strategy to numbers (calories) and neglect any and all reference to the psychological aspects of food control. The most important single factor in successfully dealing with the nutritional leg of the Purposefully Primitive philosophy is psychological: you have to maneuver your psyche into a new perspective: taste can be built into diet foods and therefore there is no reason to eat forbidden foods. Some foods are easily converted into body fat: sweets, saturated fat, alcohol and man-made stuffpasta, pies, cookies, chips, etc. Some foods are virtually impossible for the body to transform into body fat: protein devoid of saturated fat, fibrous carbohydrates. We bias our food selections towards foods hard to transform into fat and shy away from foods that easily find their way to fat storage depots. We eat often. We eat those foods that will be used for energy, used to build muscle or excreted. By eating smaller amount more often you are never hungry and 80% of binges occur when the person is hungry. Since we know exactly what ingredients are in-bounds and out-of-bounds, we know what food types to steer clear of. We dont need a scientist or dietician to tell us what to eat, how much to eat or when to eat it. We know that already. What we really need is someone like Mario or Bobby Flay or Anthony Bourdian to show us a dozen ways to prepare a chicken breast, or how best to prepare a piece of fish and make these dishes so delicious we are totally oblivious to the fact that they are diet foods. I have eaten diet foods so delicious that youre thinking about second helpings within the first two bites. It tastes so good you instinctively glance towards the bowl or pan to see if there are any more left. If there is, you wolf down the piece on your plate. If there is no more, you slow down to a snails pace and savor every biteTop culinary experts can show us how to best assemble the approved ingredients. So too are 0% balance transfer and purchase rates, but these only last a short time. However, there are other rewards that last for the life of the credit card and that are attractive to most credit card purchasers. One of these is the air miles scheme. What Are Air Miles? The Air Miles scheme is a loyalty scheme that allows customers to collect points for everyday purchases from a number of high street and online retailers. Points can also be collected on travel, hotel bookings, currency exchange and travel insurance. Air Miles can be spent on travel to different destinations. Different points totals are needed for different destinations, depending on the distance from the starting point, the time of year and what deals are available. For example, going to Paris requires about 400 air miles, while travelling to Sydney requires about 4,000. How Can I Earn Air Miles With My Credit Card? Earning air miles with a credit card is very simple. First of all, sign up for a credit card that offers air miles as a reward. There are several of these offered by different credit card companies. Credit card companies that offer air miles credit cards include Nat West, Royal Bank of Scotland, Cooperative Bank, Morgan Stanley and American Express. Some credit card companies offer their own air miles schemes, such as the one done in conjunction with British Airways. Some credit card companies require you to sign up separately with the air miles scheme. The advantage of this is that you can earn air miles with other retailers even if you are using a different credit card. Once you’ve signed up, all you have to do is spend as usual to earn air miles. Additional Travel Rewards Many of the credit card companies that offer air miles also offer other travel related rewards. These include travel insurance and other rewards to be applied to travel. Some companies do not offer an air miles scheme, but offer an equivalent travel points scheme. This works on a similar basis to the air miles scheme. Are There Other Incentives For My Air Miles Credit Card? Since many air miles credit cards are issued by banks that issue other credit cards, the same advantages may apply to new card holders. Some air miles cards offer 0% on balance transfers and purchases for up to nine months. Others offer a low rate of interest on transferred balances for the life of the balance transfer. These offers will appeal to people who want to earn travel incentives and clear debt at the same time. It’s worth paying attention to the interest rate on the credit card. Some credit cards offer competitive interest rates which will appeal to most credit card users. However, others have high interest rates and some have balance transfer fees. Balance transfer fees are fees charged by credit card companies when people transfer balances to take advantage of preferential rates. The balance transfer fee makes credit card jumping less attractive and helps credit card companies to make some of the interest they would otherwise have lost. The expectation of free stuff has but pervaded the internet, online dating included. Add to this that some people- including some of whom should know better- cannot quite distinguish between a true internet dating site and a chat room. Whatever happened to “you get what you pay for”? So, do free dating sites exist? If so, are they worth your time? The answer to the first question is yes. But wait, not so fast. There is a price to pay. To answer the second question, I will ask you this; how much is your time worth? Or should I ask, how much is time spent on finding your soul-mate worth? You see, while it may seem enticing to use a free dating site, you could end up investing so much time that it will cancel out at best. Most likely it will not be worth it. You will find yourself spending lots of time on poor quality websites that don’t work efficiently. Read frustration and agitation. And this is just for starters. Next is safety. Background checks and/or verification are most likely inexistent on free sites as they just will not spend much time or (duh?) money on this. What this means is that you will most likely be contacting a person who is not whom they claim to be. Read potential disaster. In contrast, a paid dating site usually requires the use of a credit card, or other verifiable form of payment. This leaves a trail that can back to the subscriber. A person who can be traced is less likely to engage in crooked activity. Another important thing is quality. If the site is not making money from subscriptions, it must be getting its revenue from somewhere. The most likely source is advertising. Prepare to be bombarded with ads, pop-ups and offers. Most Spy ware and Trojan infections sneak into a computer through “free” services and downloads. Caliber of potential prospects also matters. What kind of person will not commit a few dollars to finding the perfect mate? You can be sure that many lowlifes, losers and practical jokers will find a haven in free sites. Is a wonder that most online dating nightmare stories seem to originate from free chat rooms? In contrast, a person who is willing to pay a subscription fee is already demonstrating commitment, and can be taken seriously. Finally, free sites will be likely to cut corners in order to keep operating costs as low as possible. This means that features will be limited. You will also get very little useful information about your prospects. Site improvements will be few and far between if any at all. The bottom-line still is: you get what you pay for. If you want quality you must be willing to make the commitment. If in doubt get a free trial membership with a reputable dating site, then decide if it is what you want. If so, go with it.
